This year, 3 bedroom homes are out selling 5 bedroom homes 3 to 1 and resulting in a lower average and median sales price for the community.
Sonoma Ranch communities have seen a 1 percent increase in the number of homes sold during the first 5 months of 2014 compared to the same time last year.
Currently the Sonoma Ranch area has a home inventory just a little over 4 months, which is considered a seller’s market.
During the same time period, the average sales price has experienced a 5 percent decrease and median sales price is down 9 percent.

The prices range from $177,200 for a 3 bedroom, 1600 sqft home all the way to $995,500 for a 4 bedroom, 5000 sqft home.

Home sale prices during the month of May in Sonoma Ranch, ranged from a low of $170,000 to a top price of over $490,000.
For the month, the average sale price was $279,971 and the median sales price of $265,000.
For the year, the average sale price is $304,309, a decrease of 5 percent from 2013, and the median sales price of $270,000, down 9 percent from 2013.
