The number of homes sold in San Antonio during the month of October were the most ever during the month of October.
San Antonio has seen an increase of 5.0 percent in the number of homes sold for the first 10 months of 2014 when compared to the first 10 months of 2013.
Coupled with the continued strong home sales, the average home sales price has also seen an increase of 10.1 percent during the same time period.
The number of days that homes that sold were on the market during October was just 62 days according to the San Antonio Board of REALTORS® (SABOR).

San Antonio October 2014 Home Sales
The 2,235 home sales in San Antonio for the month of October was a 17.0 percent increase when compared to the homes sales of October 2013.
Homes under $200,000 made up 59.6 percent of sales, with homes priced between $200,000 and $500,000 accounted for 36.6 percent of sales. Homes priced over $500,000 came in at 3.8 percent.
San Antonio October 2014 Home Sale Prices
The October average home sale price, $209,400, in San Antonio was an increase of 3.8 percent when compared to October of 2013.
The median home sale price, $174,900, also increased 4.0 percent during the same time period.
San Antonio October 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for October was at 4.2 months. The number of total listings (8,710) for the month of October was the lowest they have been in the month of October since 2005.
The 4.2 months of inventory for October continues to place our inventory levels at 2005 levels.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
