San Antonio experienced its highest sale prices ever for October. Increased sales, sale prices and a decreasing home inventory point to a favorable market for homeowners selling their home.
San Antonio has seen an increase of 10 percent in the number of homes sold for the first 10 months of 2012 when compared to the first 10 months of 2011.
The average and median home sales prices have also seen an increase of 4.5 percent during the same time period.
San Antonio October Home Sales
Home sales in San Antonio for the month of October experienced a 10 percent increase when compared to the homes sales of October of 2011. Home sales have been better for every month in 2012 when compared to 2011.
Traditionally, homes sales for the remaining months of the year, have seen a decrease of 10-15 percent from the home sales during the summer months. That means that we could see home sales in the 1500-1700 per month range for each of the remaining months of 2012 and so far they have been in that range.
San Antonio October Home Sale Prices
The average home sale price in San Antonio increased 8 percent in October when compared to October of 2011. The median home sale price also increased 4.5 percent during the same time period. For the first 10 months of 2012, the average home sales price has been 4.5 percent higher then it was for the same months in 2011.
San Antonio October Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for October was at 5.9 months. The number of total listings (9,828) for the month of October was lower than any October since 2006. The 5.9 months of inventory for October is placing our inventory levels at there lowest levels in October since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
