The San Antonio real estate market continued a strong 2012 during the month of November. Increased home sales, sale prices and a decreasing home inventory point to a favorable market for homeowners selling their home.
San Antonio has seen an increase of 11 percent in the number of homes sold for the first 11 months of 2012 when compared to the first 11 months of 2011.
The average and median home sales prices have also seen an increase of 5 percent during the same time period.
San Antonio November Home Sales
Home sales in San Antonio for the month of November experienced a 22 percent increase when compared to the homes sales of November of 2011. Home sales have been better for every month in 2012 when compared to 2011.
Traditionally, homes sales for the remaining months of the year, have seen a decrease of 10-15 percent from the home sales during the summer months. We have seen a drop in home sales as expected but they continue to remain higher than last year.
San Antonio November Home Sale Prices
The average home sale price in San Antonio increased 11 percent in November when compared to November of 2011. The median home sale price also increased 9 percent during the same time period. For the first 11 months of 2012, the average home sales price has been 5 percent higher then it was for the same months in 2011.
San Antonio November Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for November was at 5.6 months. The number of total listings (9,429) for the month of November was lower than any November since 2005. The 5.6 months of inventory for November is placing our inventory levels at there lowest levels in November since 2005.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
