The San Antonio real estate market bounced back from a slow month of April with record sales and sale prices during the month of May.
San Antonio saw an increase of 5.2 percent in the number of homes sold for 2017 when compared to 2016.
The average home sales price has remained strong with an increase of 4.7 percent during the same time period.
The San Antonio Board of REALTORS® (SABOR) reported that the number of days that homes that sold were on the market during May saw another decrease to just 55 days.

San Antonio May 2017 Home Sales
The month of May saw 3,357 home sales in San Antonio which was a 13.1 percent increase when compared to the homes sales of May 2016.
Homes under $200,000 made up 42.7 percent of sales, with homes priced between $200,000 and $500,000 accounted for 51.0 percent of sales. Homes priced over $500,000 came in at 6.3 percent.
San Antonio May 2017 Home Sale Prices
The May average home sale price, $254,794, in San Antonio was an increase of 4.8 percent when compared to May of 2016.
Meanwhile, the median home sale price, $218,000, also increased 5.1 percent during the same time period.
San Antonio May 2017 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio remains low as May finished at 3.5 months. The number of total listings (9,270) for the month of May was higher than the number of homes available last May.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
