The San Antonio housing market has seen an increase in all of the key housing indicators during the first five months of 2012 when compared to the same time frame of 2011.
The number of homes sold in 2012 has seen an increase each month over the previous month.
The number of homes sold in San Antonio have increased 6 percent for the first five months of 2012 compared to the first five months of 2011.
The average and median sales price of homes sold have also increased 3 percent during the same time period.
San Antonio May Home Sales
San Antonio home sales increased 4 percent in May when compared to the homes sales of May of 2011. The number of home sales have improved month over month this year. Homes sales traditionally pickup during the summer months and is expected to continue throughout June, July and August.
San Antonio May Home Sale Prices
The average home sale price in San Antonio increased 4 percent in May when compared to the homes sales price of May of 2011. The median home sale price also increased 5 percent during the same time period. The average sale price and median sale price should see increases during the summer months as more families move during the summer months.
San Antonio May Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for May was at 7.0 months. The number of total listings (11,063) for the month of May was the lowest for the month of May since 2006. The increase in the number of homes sold and the decreasing number of homes available has shifted the housing market in San Antonio from a buyer’s market to a neutral market.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
