The month of March saw big gains in the San Antonio real estate market for home sale prices over the month of February. The average home sale price jumped up 5 percent over the previous month.
Home sales during the month were the 4th highest ever.
San Antonio has seen an increase of 4.2 percent in the number of homes sold for the first 3 months of 2014 when compared to the first 3 months of 2013.
The average home sales price has also seen an increase of 10.4 percent during the same time period.
San Antonio March 2014 Home Sales
The 1,919 home sales in San Antonio for the month of March was a 1 percent increase when compared to the homes sales of March of 2013.
San Antonio March 2014 Home Sale Prices
The average home sale price, $210,200, in San Antonio increased 9.6 percent in March when compared to March of 2013.
The median home sale price, $171,900, also increased 8.6 percent during the same time period.
San Antonio March 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for March was at 4.4 months. The number of total listings (8,909) for the month of March was lower than any March since 2006.
The 4.4 months of inventory for March also placed our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
