The San Antonio housing market continues to increase as the year progresses. For the past ten years, the months with the most homes sold and the months with the highest average sales price have occured between May and August.
The number of homes sold in San Antonio have increased 2.5 percent for the first 3 months of 2012 compared to the first three months of 2011. The average sales price of homes sold have increased 7 percent during the same time period.
San Antonio March Home Sales
San Antonio home sales increased 4 percent in March when compared to the homes sales of March of 2011. The number of sales for this year are looking to be the highest since 2007-2008. Home sales really pick up from May to August traditionally in San Antonio.
San Antonio March Home Sale Prices
The Average Home Sale Price in San Antonio increased 2 percent in March when compared to the homes sales price of March of 2011. The Median Home Sale Price also increased 4 percent during the same time period. According to information from the Texas Real Estate Center for the past 10 years, the highest average home prices have occured between May and August.
San Antonio March Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for March was at 6.8 months, and the numbers look like they are moving back to 2007 and earlier levels. A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
