San Antonio continues to see the highest home sales that they have seen in years during 2013. The number of sales during the month of June were lower than the previous month, but they are still expected to stay strong during the summer months.
The increase in home sales, along with the low inventory, has made the market tougher for home buyers with increased competition for competitively priced homes. The average and median home sale prices were their highest ever seen for a single month.
San Antonio saw an increase of 17 percent in the number of homes sold for the first half of 2013 when compared to the first 6 months of 2012.
The average and median home sales prices have also seen an increase of 6 percent during the same time period.
San Antonio June 2013 Home Sales
Home sales in San Antonio for the month of June experienced a 12 percent increase when compared to the homes sales of June of 2012. The home sales during this month are the forth most ever during the month of June.

The average home sale price in San Antonio increased 6 percent in June when compared to June of 2012. The median home sale price also increased 5 percent during the same time period. For the first 6 months of 2013, the average home sales price has been 6 percent higher then it was for the same months in 2012.
San Antonio June 2013 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for June was at 5.2 months. The number of total listings (9,581) for the month of June was lower than any June since 2006. The 5.2 months of inventory for June also placing our inventory levels at the lowest levels in June since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
