Home sale prices saw a slight dip during the month of July, but home sales have continued to rise.
July saw home sales in San Antonio reach their second highest level ever.
San Antonio has seen an increase of 3.7 percent in the number of homes sold for the first 7 months of 2014 when compared to the first 7 months of 2013.
Coupled with the continued strong home sales prices, the average home sales price has also seen an increase of 8.6 percent during the same time period.
San Antonio July 2014 Home Sales
The 2,633 home sales in San Antonio for the month of July was a 6.6 percent increase when compared to the homes sales of July 2013.
This represents the highest number of sales ever during the month of July.
San Antonio July 2014 Home Sale Prices
The average home sale price, $226,400, in San Antonio increased 4.8 percent in July when compared to July of 2013.
The median home sale price, $186,000, also increased 4.5 percent during the same time period.
San Antonio July 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for July was at 4.6 months. The number of total listings (9,458) for the month of July was slightly higher than they have been for the past year.
The 4.6 months of inventory for July continues to place our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
