Home sales in San Antonio once again saw an increase after a slight drop in June.
2013 home sale numbers have been very similar to those seen during the record numbers seen during 2006.
Home sale prices saw a slight dip during the month, but still were the 2nd highest ever seen for a single month in San Antonio.
San Antonio has seen an increase of 19 percent in the number of homes sold for the first 7 months of 2013 when compared to the first 7 months of 2012.
The average and median home sales prices have also seen an increase of 7 percent during the same time period.
San Antonio July 2013 Home Sales
Home sales in San Antonio for the month of July experienced a 28 percent increase when compared to the homes sales of July of 2012. The home sales during this month are the 2nd most ever during the month of July.
San Antonio July 2013 Home Sale Prices
The average home sale price in San Antonio increased 10 percent in July when compared to July of 2012. The median home sale price also increased 8 percent during the same time period. For the first 7 months of 2013, the average home sales price has been 7 percent higher then it was for the same months in 2012.
San Antonio July 2013 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for July was at 5.1 months. The number of total listings (9,763) for the month of July was lower than any July since 2006. The 5.1 months of inventory for July also placing our inventory levels at the lowest levels in July since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
