San Antonio was expecting similar housing numbers to 2011 when the year began. So far, 2012 has seen increases in all of the key housing indicators when compared to the same time frame in 2011.
San Antonio has seen an increase of 7 percent in the number of homes sold for the first 7 months of 2012 when compared to the first 7 months of 2011.
The average and median home sales prices have also seen an increase of 4 percent during the same time period.
San Antonio July Home Sales
Home sales in San Antonio for the month of July experienced a 11 percent increase when compared to the homes sales of July of 2011. Home sales have been better for every month in 2012 when compared to 2011. As the summer months have come to an end, we can expect to see lower homes sales throughout the rest of the year.
San Antonio July Home Sale Prices
The average home sale price in San Antonio increased 2 percent in July when compared to July of 2011. The median home sale price also increased 4 percent during the same time period. For the first 7 months of 2012, the average home sales price has been 4 percent higher then it was for the same months in 2011.
San Antonio July Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for July was at 6.8 months. The number of total listings (10,938) for the month of July was lower than any July since 2006. The increase in the number of homes sold along with the decreasing number of homes available, has shifted the housing market in San Antonio to a neutral market.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
