Home sales continue to remain the highest that they have since the boom.
Sale prices are the highest that they have ever been.
The average sale price for a home during the month of January was 5 percent higher than last year.
The number of available homes for sale in San Antonio continued to remain at 2005-2006 levels.
San Antonio January 2014 Home Sales
Home sales in San Antonio for the month of January experienced a 7 percent increase when compared to the homes sales of January of 2013.
The home sales during this month were the 3rd most for any January , behind 2006 and 2007.
San Antonio January 2014 Home Sale Prices
The average home sale price in San Antonio increased 5.5 percent in January when compared to January of 2013.
The median home sale price also increased 6.3 percent during the same time period.
San Antonio January 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for January was at 4.1 months. The number of total listings (8,282) for the month of January was lower than any January since 2006.
The 4.1 months of inventory for January also placed our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
