The San Antonio real estate market has seen a terrific start to 2013. January home sales were the highest that they have been in January since 2005-2007. The average and median sales prices also seen their highest numbers ever for January.
San Antonio saw an increase of 21 percent in the number of homes sold during January 2013 over January 2012.
The average and median home sales prices have also saw an increase of 4 and 5 percent over the same time period.
San Antonio January Home Sales
Home sales in San Antonio for the month of January experienced a 21 percent increase when compared to the homes sales of January of 2012. Home sales were some of the best ever seen in San Antonio during the month of January.
San Antonio January Home Sale Prices
The average home sale price in San Antonio increased 4 percent in January when compared to January of 2012. The median home sale price also increased 5 percent during the same time period. These numbers were also among the highest ever experienced during the month of January.
San Antonio January Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for January was at 5.2 months. The number of total listings (8,932) for the month of January was lower than any January since 2006. The 5.2 months of inventory for January also placing our inventory levels at the lowest levels in January since 2007.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
