2014 has seen the San Antonio real estate market continue where it left off during 2013.
Home sales remain at some of the highest levels ever.
San Antonio has seen an increase of 4.7 percent in the number of homes sold for the first 2 months of 2014 when compared to the first 2 months of 2013.
Sale prices are at their highest for February and expected to continue to rise once the Summer sales season begins.
The average home sales price has also seen an increase of 8.5 percent during the first couple of months.
The number of available homes for sale in San Antonio continued to remain at 2005-2006 levels.
San Antonio February 2014 Home Sales
The 1,503 home sales in San Antonio for the month of February was a 4 percent increase when compared to the homes sales of February of 2013.
San Antonio February 2014 Home Sale Prices
The average home sale price, $201,600, in San Antonio increased 2.3 percent in February when compared to February of 2013.
The median home sale price, $166,900, also increased 4.7 percent during the same time period.
San Antonio February 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for February was at 4.3 months. The number of total listings (8,638) for the month of February was lower than any February since 2006.
The 4.3 months of inventory for February also placed our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
