2013 continues to see a great start for the San Antonio real estate market. The market is showing numbers similar to 2005-2007 in home sales and inventory. Sale prices are at their highest ever for the first 2 months of the year.
San Antonio saw an increase of 14 percent in the number of homes sold for the first 2 months of 2013 when compared to the first 2 months of 2012.
The average and median home sales prices have also seen an increase of 5 percent during the same time period.
San Antonio February Home Sales
Home sales in San Antonio for the month of February experienced a 7 percent increase when compared to the homes sales of February of 2012. Home sales are also highest levels since the 2005-2007 years.
San Antonio February Home Sale Prices
The average home sale price in San Antonio increased 6 percent in February when compared to February of 2012. The median home sale price also increased 4 percent during the same time period. For the first 2 months of 2013, the average home sales price has been 5 percent higher then it was for the same months in 2012. Both, the average and median sales prices, saw their highest numbers ever for the month of February.
San Antonio February Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for February was at 5.4 months. The number of total listings (9,359) for the month of February was lower than any February since 2006. The 5.4 months of inventory for February also placing our inventory levels at the lowest levels in February since 2007.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
