The San Antonio real estate market finished a strong 2013 with record sale prices and the highest number of home sales since 2006.
The average sale price for a home during the month of December was 10 percent higher than last year.
The number of available homes for sale in San Antonio have decreased to 2005-2006 levels.
San Antonio has seen an increase of 17 percent in the number of homes sold for 2013 when compared to 2012.
There were 23,997 homes sold during the year, up almost 3,500 from last year.
The average and median home sales prices have also seen an increase of 7 percent for the year.
San Antonio December 2013 Home Sales
Home sales in San Antonio for the month of December experienced a 13 percent increase when compared to the homes sales of December of 2012.
The home sales during this month were the 3rd most for any December, behind 2005 and 2006.
San Antonio December 2013 Home Sale Prices
The average home sale price in San Antonio increased 10 percent in December when compared to December of 2012.
The median home sale price also increased 7 percent during the same time period.
For 2013, the average home sales price ($206,700) was 7 percent higher then it was in 2012 ($193,000).
The median sales price also saw a 7 percent increase during 2013 ($169,300) over last year ($158,800).
San Antonio December 2013 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for December was at 4.0 months. The number of total listings (7,914) for the month of December was lower than any December since 2005.
The 4.0 months of inventory for December also placed our inventory levels at the lowest levels since 2005.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
