2012 proved to be a great year for the real estate market in San Antonio. The market enjoyed increased home sales and sale prices for the year. Homes also sold faster and the home inventory is currently at its lowest levels since 2006.
San Antonio saw an increase of 11 percent in the number of homes sold during 2012.
The average and median home sales prices have also saw an increase of 5 percent during the year.
San Antonio December Home Sales
Home sales in San Antonio for the month of December experienced a 9 percent increase when compared to the homes sales of December of 2011. Home sales were better for every month in 2012 when compared to 2011.
San Antonio December Home Sale Prices
The average home sale price in San Antonio increased 5 percent in December when compared to December of 2011. The median home sale price also increased 5 percent during the same time period. For 2012, the average home sales price was 5 percent higher then it was during 2011.
San Antonio December Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for December was at 5.2 months. The number of total listings (8,801) for the month of December was lower than any December since 2005. The 5.2 months of inventory for December also placing our inventory levels at the lowest levels in December since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
