As the summer home selling season nears a close, the San Antonio real estate market saw record setting sale prices and sales during 2014.
The San Antonio Board of REALTORS® (SABOR), noted that for August, the number of days that homes that sold were on the market was just 60 days.
San Antonio has seen an increase of 3.1 percent in the number of homes sold for the first 8 months of 2014 when compared to the first 8 months of 2013.
Coupled with the continued strong home sales, the average home sales price has also seen an increase of 8.0 percent during the same time period.
San Antonio August 2014 Home Sales
The 2,568 home sales in San Antonio for the month of August was a 3.2 percent increase when compared to the homes sales of August 2013.
SABOR noted that homes under $200,000 made up 56.9 percent of sales, with homes priced between $200,000 and $500,000 accounted for 38.7 percent of sales. Homes priced over $500,000 came in at 4.5 percent.
San Antonio August 2014 Home Sale Prices
The average home sale price, $219,900, in San Antonio increased 5.7 percent in August when compared to August of 2013.
The median home sale price, $181,200, also increased 3.7 percent during the same time period.
San Antonio August 2014 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for August was at 4.5 months. The number of total listings (9,235) for the month of August was slightly higher than they have been for the past year.
The 4.5 months of inventory for August continues to place our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
