As the summer sales season came to a close, the San Antonio real estate market saw great numbers during this summer.
San Antonio saw record numbers in home sale prices, with the highest during the month of June.
Home sales and the inventory of homes available were near those last seen during 2006.
San Antonio has seen an increase of 19 percent in the number of homes sold for the first 8 months of 2013 when compared to the first 8 months of 2012.
The average and median home sales prices have also seen an increase of 7 percent during the same time period.
San Antonio August 2013 Home Sales
Home sales in San Antonio for the month of August experienced a 16 percent increase when compared to the homes sales of August of 2012.
The home sales during this month were the 2nd most for any month this year.
San Antonio August 2013 Home Sale Prices
The average home sale price in San Antonio increased 7 percent in August when compared to August of 2012.
The median home sale price also increased 9 percent during the same time period.
For the first 8 months of 2013, the average home sales price has been 7 percent higher then it was for the same months in 2012.
San Antonio August 2013 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for August was at 4.9 months. The number of total listings (9,396) for the month of August was lower than any August since 2006.
The 4.9 months of inventory for August also placed our inventory levels at the lowest levels since 2006.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
