San Antonio continues to experience a great year for home sales. In fact, all of the key housing indicators have seen steady improvements during the first 3/4 of 2012 when compared to the same time frame in 2011.
San Antonio has seen an increase of 9 percent in the number of homes sold for the first 8 months of 2012 when compared to the first 8 months of 2011.
The average and median home sales prices have also seen an increase of 5 percent during the same time period.
San Antonio August Home Sales
Home sales in San Antonio for the month of August experienced a 16 percent increase when compared to the homes sales of August of 2011. Home sales have been better for every month in 2012 when compared to 2011.
Traditionally, homes sales for the remaining 4 months of the year, have seen a decrease of 10-15 percent from the home sales during the summer months. That means that we could see home sales in the 1500-1700 per month range.
San Antonio August Home Sale Prices
The average home sale price in San Antonio increased 9 percent in August when compared to August of 2011. The median home sale price also increased 3 percent during the same time period. For the first 8 months of 2012, the average home sales price has been 5 percent higher then it was for the same months in 2011.
San Antonio August Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for August was at 6.4 months. The number of total listings (11,856) for the month of August was lower than any August since 2006. The 6.4 months of inventory for August is placing our inventory levels close to where they were during 2007.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
