2013 continues to be a great year for the San Antonio real estate market. Home sales and sale prices both saw some of the highest numbers ever for the month of April.
The inventory of available homes for sale is still below the demand. Homes that are priced competitively are experiencing multiple offers. There are many instances where homes are only on the market for single digit days before they are under contract.
San Antonio saw an increase of 15 percent in the number of homes sold for the first 4 months of 2013 when compared to the first 4 months of 2012.
The average and median home sales prices have also seen an increase of 5 percent during the same time period.
San Antonio April 2013 Home Sales
Home sales in San Antonio for the month of April experienced a 21 percent increase when compared to the homes sales of April of 2012. The home sales during this April are the third most ever during the month of April and only trail the home sales during 2006 and 2007.
San Antonio April 2013 Home Sale Prices
The average home sale price in San Antonio increased 5 percent in April when compared to April of 2012. The median home sale price also increased 5 percent during the same time period. For the first 4 months of 2013, the average home sales price has been 5 percent higher then it was for the same months in 2012. The average sales price was the third highest ever seen for a single month. Median sales prices saw the second highest sale prices ever as well.
San Antonio April 2013 Days on Market and Absorption Rate
The inventory of available homes for sale in San Antonio for April was at 5.3 months. The number of total listings (9,421) for the month of April was lower than any April since 2006. The 5.3 months of inventory for April also placing our inventory levels at the lowest levels in April since 2007.
A neutral market is 6 months of inventory with numbers above 6 months indicating a buyer’s market (more supply of homes than the demand) and numbers below 6 months, a seller’s market (more homes in demand than homes available on the market).
